Tour with a checklist
We check exposure, noise, amenities, parking, locker and the building's reputation on every tour.

Offer and negotiate
We price your offer from recent sales in the building and negotiate terms that protect you.

Review the status certificate
Your lawyer reviews the reserve fund, budget and any lawsuits or special assessments before you firm up.
06
Close and move in
We coordinate with your lawyer and lender, book the elevator and hand you the keys.
Closing costs
Budget beyond the price
Plan for roughly 1.5% to 4% of the purchase price in closing costs, depending on the price and the rebates you qualify for.
- Ontario land transfer tax
- Paid on every purchase in Ontario. First-time buyers may get a rebate of up to $4,000.
- Toronto municipal land transfer tax
- Paid on top of the provincial tax for homes in the City of Toronto, with a first-time buyer rebate of up to $4,475.
- Legal fees and title insurance
- Your real estate lawyer handles the transfer, searches and title insurance.
- Status certificate
- A small fee to the condo corporation, usually paid by the buyer, for the building's financial and legal records.
- Adjustments
- Prepaid property tax and condo fees are split between buyer and seller on closing day.
