How it works
From launch to keys
A presale purchase can take three to five years from signing to final closing. Here's what happens along the way.

Launch and selection
We review floor plans, pricing and the developer's track record, and help you secure the right suite early.

Sign and cool off
Ontario gives you a 10-day cooling-off period on new condos. Your lawyer reviews the agreement during that time.

Deposits over time
Deposits are usually paid in instalments, often 15% to 20% in total, and held in trust.

Construction
We keep you posted on milestones, tentative and firm occupancy dates, and your options if plans change.

Interim occupancy
You can move in before the building is registered, paying a monthly occupancy fee until final closing.

Final closing
Once the building is registered, your mortgage funds, title transfers and your Tarion warranty clock is running.
